What method of sale for your property?

DPS works with you to understand your needs and find the appropriate method for you and your circumstances. This approach allows us to work in partnership with you to establish the best method of sale.

Sale by Private Treaty

This method is ideal for sellers who are in no rush to sell quickly or want to identify a new home before selling. This method of sale also allows the seller to state which items at the property will be included in the sale of the property. This process typically includes:

• The seller signs our terms of engagement.
• DPS review your Land Registry Title and the seller completes the property information and fitting and contents forms.
• DPS appraise the property and discuss the marketing plan.
• Photographs and floor plans are created
• Sale and particulars are produced
• Marketing commences through print and online marketing
• Viewings are arranged along with setting an open house day.
• Offers and negotiations are discussed with you until a price is agreed.
• We act as your conveyancer and forward all the legal documents to the buyer’s legal representative.
• The contract is exchanged, and a completion date is set.
• On the completion day funds are remitted into your bank account.

Sale by Auction

An auction provides a fast and secure method of sale which is complimented with a strong DPS marketing campaign to generate the best outcome. The auction is held live, both in the sales room and online, to provide a platform for all buyers to bid on the property both locally and internationally. This method of sale is particularly appropriate for properties in need of renovation, building plots, and land. Sellers who are emigrating, living abroad or executors of a Will particularly appreciate this method of sale.

DPS and the seller agree a reserve price. If the reserve price is met on the fall of the hammer a 10% non-refundable deposit is remitted along with the sales contract being executed forming a legally binding contract.
